As courts continue to become more tenant friendly, the only way to protect the right of the Landlord to charge for damages at tenant move-out is thorough documentation of property conditions. TriEx Management strives to take dozens of pictures at move-in/move-out to ensure that there is no gray areas with respect to how a unit was treated during a tenancy.

In order to cast a large net of exposure for our rentals, TriEx Management lists vacant properties on over 25 websites including: Realtor.com, Apartments.com, Trulia, and many more. By request and for an additional fee, we can setup rentals to premium listing sites such as apartment guide through our local sales representative.
Once the unit is posted, we follow up with prospects every morning, or within 24 hours of the guest card being received to help get an application. This active prospect follow-up leads to shorter vacancy times and more income for the owner.
Owner/Management Services
Consistent owner reporting
Similar to large corporate accounting offices, our accounting department works on a consistent reporting close schedule which means there is no guessing about when the report arrives.
Technology Capabilities
All of our owner reporting is done electronically via the owner portal. The owner portal also contains archive reports and other important documents. Finally, we send owner distributions via ACH - no need to wait for the mail to arrive with your owner distribution check.
year end 1099 preparation
Pursuant to IRS regulations, TriEx Management issues 1099s to our clients for the rental income they received during the tax year. The Form 1099 will be accompanied by a year end cash flow statement.
Additionally, we issue 1099s for vendors who were paid by TriEx Management during the tax year to ensure deductions are valid consistent with IRS regulations.

Tenants of TriEx Management can pay their rent online as well as submit online maintenance requests. This service helps increase tenant satisfaction which helps reduce turnover.
